The learning outcome addressed by the coursework is:

Critically evaluate the role of real estate valuation modelling techniques.

As a direct outcome of the Covid-19 pandemic, your employer, a medium-sized real estate practice, is reviewing current business and work practices and exploring ways in which they can future-proof the company. The key objective is to embed sufficient flexibility in their business practices to ensure they can adapt to any future challenges that have the potential to affect client service, principally in the provision of both residential and commercial valuation advice.

As valuation is a core element of the business they are particularly keen to understand if investment in an automated valuation model would provide a competitive advantage, but are also interested in learning more about other emerging technologies that could support the business.

You have therefore been tasked with researching:

•  the different types of AVM and their role, impact and relevance within UK real estate valuation, providing a critical evaluation of their benefits, constraints and risks in terms of protecting the company’s core business.

• two other new or emerging technologies that you consider would help future-proof the business following the pandemic. Evaluate the advantages and disadvantages of each in the context of the core business.

Your report must include specific recommendations to your employer on whether investing in an AVM and the two selected technologies would assist in their valuation service provision, particularly in terms of protecting them from the potential disruption to client service caused by future pandemics.
